It is now a legal requirement for all landlords to have an energy performance certificate on any newly rented out property
Energy Performance Certificate

The Home Energy Performance Certificate (EPC) shows you how well or not
your home is energy efficient. The report produced after the
assessment will also identify the areas in which further improvements
can be made and will help you to work out how you can reduce your
energy bills and cut the carbon emissions, to help the impact your
property might be having on the environment.
Our domestic energy assessor will visit your property and carry out an in depth energy performance inspection of your home. After the inspection is completed, the assessor will explain in detail all the areas that can be improved. Our energy assessors are able to explain how much heat and money is being wasted by your home.
Our domestic energy assessor will then provide you with your EPC which includes recommendations as to where improvement measures could be taken and also provides new calculations to show how these measures would increase your homes efficiency. The EPC will put your property into a Band rating of between A (being the most efficient) and G (being the least efficient). See example below.

This first graph shows the energy efficiency of the property
and shows a current rating in
Band F (scoring 37) with the potential after recommendation measures
are taken to reach a potential of a Band C (scoring 73).
The second graph indicates the environmental impact (carbon
emissions) of the property
again the current Band being F (score of 31) with the potential
following improvement
recommendations to potentially reach a Band D (scoring 69).
As you can see from the example with some relatively low cost
improvements such as loft and cavity wall insulation and simple changes
such as replacing your traditional light bulbs with low energy light
bulbs improvements in the scoring of your property can be made; this
will lead to an incentive to home buyers when you consider selling your
property. We therefore, recommend that you consider having an
initial Energy Performance Assessment undertaken (average property
being £50), this will provide you with the data to make an
informed
decision to the potential savings you could make or the marketing value
of your home prior to putting your property up for sale. We
offer a reduced rate (£40) for reassessment within 3 months of
the
initial assessment being undertaken which will then provide you with
the updated rating following any improvement measures which you might
have taken based on the recommendations of this initial report.
What is Cavity Wall and Loft Insulation?
More heat is lost through the walls of your home than by any other route. If your home is not insulated you could be losing as much as 35% of the heat that is being produced from within your home! Reducing this amount of heat lost through the walls will help retain the heat in your home for longer and will lead to reduced heating bills by up to 35%. If the loft insulation in your home is insufficient (less than 270 mm), you could be losing up to 25% of your homes heat this way. This adds up to a 60% loss!!

Energy costs overall are increasing, so the cost of a Home Energy Performance Report could pay for itself within a quarter.
The government is keen to offer incentives to homeowners and are talking to mortgage lenders about the idea of offering a lower interest rate to those buying more environmentally friendly houses and this could only help sell your home in the future or indeed add value to it.
